Every month we get the same call. Someone toured a loft on 2nd Avenue North, fell for the brick and the twelve foot ceilings, and wants to know whether the listing price is a good number. Living in downtown Birmingham Alabama is the one move in this metro where the usual rules of thumb stop working, because what you are buying is not priced like a house.

The short answer

The downtown core costs more per square foot than the city of Birmingham, less than the neighborhoods a few minutes east, and takes about three times as long to sell. If you want the brick and the walkability and you intend to keep the place, the numbers support you. If you expect the quick resale a Hoover house gives you, they do not.

What living in downtown Birmingham Alabama actually costs per square foot

This is the comparison that matters, and the one most pages skip.

Area Median sale price Price per sq ft Days on market Homes sold
Zip 35203, downtown core $249,892, down 16.4% $223, down 10.6% 109 16
Zip 35233, Southside and UAB edge $264,086, up 0.6% $282, down 19.9% 97 8
Zip 35222, Avondale and Forest Park $398,910, down 5.0% $257 38 55
City of Birmingham, all housing $177,016, up 4.5% $109, down 5.2% 59 517

Source: Redfin. Zip figures cover the three months ending August 2026, except 35222, which covers the three months ending June 2026. Citywide figures cover the three months ending September 2026.

Read the second column against the first. Downtown's median sits about $73,000 above the citywide median, a modest sounding premium. But downtown runs $223 per square foot against $109 citywide. You pay roughly twice as much per foot and take home far less space.

That is what a converted warehouse floor plate costs to deliver, and what a 700 square foot one bedroom with a parking deck behind it is worth to someone who walks to work. The mistake is budgeting for it like a house in Bluff Park. Run it through our mortgage calculator at the real square footage.

The market time gap should change your plan

The downtown core averaged 109 median days on market for the three months ending August 2026, per Redfin. The city as a whole averaged 59. Zip 35222, a short drive east, averaged 38.

Downtown improved from 136 days a year earlier, but 109 days is the operating reality and it points two ways. Buying, you have room: sale to list in the core ran 96.2% in August 2026, so the pressure to write above asking that works on a Hoover listing is usually misplaced here. Selling, your price has to be right the first week, because on 16 closings there is no volume to carry a mispriced unit. Our home value evaluation and market snapshot are where that starts.

One caution. On 16 closings in the core and 8 in 35233, these medians swing on which units closed. Price per square foot and days on market are the stable signals.

Where the supply is going

The rental side is absorbing new product. The for sale side is not.

REV Birmingham's Downtown Birmingham Economic Vitality Report for the first half of 2026, published August 2026, puts residential occupancy downtown at 84%, up from 79% in the second half of 2025, after 548 apartment units opened there in 2025. The same report counts 14,700 downtown residents.

Metro wide, new supply is flat. One unit building permits across the Birmingham-Hoover metro ran 2,193 from January through August 2026 against 2,236 in the same months of 2025, down about 1.9%, per the U.S. Census Bureau Building Permits Survey. Active metro listings rose to 4,779 in September 2026 from 4,351 a year earlier, up 9.8%, per Realtor.com data.

So most of the new supply arriving downtown is rental. To own there, you are shopping the existing stock.

What is actually down there

The core runs from the railroad reservation north through Morris Avenue, 1st through 3rd Avenue North and the Theatre District toward the Birmingham Jefferson Convention Complex. Railroad Park and Regions Field anchor the south edge, Five Points South and Southside sit uphill, and UAB fills the near southwest.

The roads are the real argument. Interstates 20, 59 and 65 all meet inside the city. Census QuickFacts puts mean travel time to work for Birmingham city workers at 20.8 minutes for 2020 to 2024, against 26.4 minutes nationally.

Birmingham City Schools is a separate district from Jefferson County Schools, and the address decides the zone, not the city name. Verify any address with the district first.

The questions that are not on the listing sheet

Four things decide whether a downtown unit works, and none are in the photos. The monthly dues, and whether the association funds reserves or leans on special assessments. Whether a parking space is deeded to the unit, and whether a second is obtainable. The building's standing with conventional and FHA lenders, since condo financing depends on the project and not only on your file. And the parcel level tax figure, pulled from the county rather than estimated.

We run all four before you make an offer. More than one client has changed buildings over the parking answer alone.

Downtown against the suburbs

Hoover's median ran $500,000 at $190 per square foot for the three months ending August 2026, per Redfin. Our Hoover community guide breaks that apart neighborhood by neighborhood, as the Vestavia Hills community guide does for the closer in suburb. Downtown costs more per foot than either and gives back the commute. Search homes across the metro by city, price and property type, or read our other metro guides.

Frequently asked questions

How much does it cost to buy a loft or condo in downtown Birmingham?

In the downtown core, zip 35203, the median sale price was $249,892 for the three months ending August 2026, at $223 per square foot, per Redfin. Uphill in zip 35233 the median was $264,086 at $282 per square foot. Both rest on very few closings, 16 and 8, so treat them as a range rather than a price. Asking prices run from compact one bedrooms well below those medians to large converted floors well above them.

Is living in downtown Birmingham Alabama cheaper than the suburbs?

Not per square foot, and that is what most people miss. Downtown's $223 per square foot for the three months ending August 2026 is more than double the $109 citywide median for the three months ending September 2026, and above Hoover's $190, all per Redfin. The downtown median price is lower than Hoover's because the units are smaller, not because the location is cheaper. Between a 900 square foot loft and a 2,400 square foot house, monthly payment is the only comparison that means anything.

How long do downtown Birmingham condos take to sell?

Longer than almost anything else in the metro. The core averaged 109 median days on market for the three months ending August 2026 against 59 citywide and 38 in zip 35222 a few minutes east, per Redfin, improving from 136 days a year earlier. Price correctly in the first week, because there is not enough volume to recover from a high list price.
