Hoover AL Homes for Sale: What $400,000 Buys You Right Now
Published September 2026 by HBH Realty Group at Real Brokerage, LLC, a top real estate team in Hoover, Alabama
Almost every buyer searching Hoover AL homes for sale arrives with a round number in mind, and more often than not it is $400,000. That is a useful place to start and a misleading place to stop, because Hoover covers about 50 square miles and $400,000 behaves very differently at one end of the city than the other.
We are HBH Realty Group, a top real estate team in Hoover, and this is the math we run for clients before they tour a single house. Every figure below is dated and sourced.
The short answer
At Hoover's median price of $184 per square foot in August 2026, $400,000 buys roughly 2,170 square feet of house. That is the most useful number here, because square footage travels across neighborhoods in a way a median does not.
What it does not buy is the middle of the market. Hoover's median sale price was $499,170 in August 2026, up 8.5% from a year earlier, according to Redfin. At $400,000 you are shopping about $99,000 below that median and well above the bottom of the city. In a market this size, that band is deep.
Where $400,000 sits in the Hoover market
| Measure | Value |
|---|---|
| Median sale price | $499,170, up 8.5% year over year |
| Median price per square foot | $184, up 6.4% |
| Median days on market | 43 |
| Homes sold in the month | 396, down 9.2% |
| Sale to list ratio | 99.5% |
| Share selling above list | 32.7% |
| Zillow Home Value Index | $438,571, up 3.1% |
| Zillow median sale price | $443,133 |
| Zillow median list price | $476,507 |
Rows 1 to 6: Redfin, August 2026. Rows 7 to 9: Zillow, as of August 31, 2026.
Prices are still climbing while the number of homes changing hands is falling, and a third of everything that sold went above asking. That is more buyers than houses at the levels people want.
Why two websites show two different numbers for the same month
Redfin put Hoover's median sale price at $499,170 in August 2026. Zillow put it at $443,133 as of August 31, 2026. Same month, same city, a gap of more than $56,000, and neither is wrong. Redfin counts closed MLS sales. Zillow draws on a broader set including off market transactions, and its Home Value Index is a modeled estimate rather than a record of what sold. The U.S. Census Bureau adds a third number, the median value of an owner occupied home in Hoover at $412,200 for 2020 to 2024, because it surveys every owner rather than only sellers.
A median describes which houses happened to trade, not the house you want. Use it for direction, never to price an offer. For a closer view, see our current market snapshot and recently sold homes.
What 2,170 square feet looks like depends entirely on where
| Area | Median sale price | Price per sq ft | Days on market | What $400,000 buys |
|---|---|---|---|---|
| Riverchase | $434,790, up 6.0% | $155 | 38 | about 2,580 sq ft |
| Greystone | $617,202, down 14.9% | $197 | 55 | about 2,030 sq ft |
Redfin, three months ending August 2026.
That is a 550 square foot swing on the identical budget, inside the same city limits, on the same day. That is the argument for choosing your Hoover area before your price range.
Greystone's two figures look contradictory: median sale price down 14.9%, price per square foot up 11.0%. Homes there are not getting cheaper. Fewer very large houses closed in that window, pulling the median down while the value of each square foot rose. Our Greystone guide covers it in detail, Bluff Park covers the older side of the city, and the Hoover community guide goes area by area.
The monthly payment on a $400,000 Hoover home
The 30 year fixed rate mortgage averaged 6.95% for the week ending September 17, 2026, according to the Freddie Mac Primary Mortgage Market Survey, up from 6.76% the week before and 6.26% a year earlier.
On a $400,000 purchase with 20% down, financing $320,000, principal and interest come to about $2,118 a month. With 10% down, financing $360,000, about $2,383. Property taxes, homeowners insurance and any mortgage insurance sit on top, and rates move weekly. Run your own numbers on our mortgage calculator before you set a search range, because the payment, not the price, usually decides the answer.
The county line is worth about $20 a month at this price
Hoover sits in both Jefferson and Shelby counties. The state and city rates are identical on both sides. The county levy is not, and the difference is 6.0 mills according to the Alabama Department of Revenue millage rate book of October 2025.
Alabama assesses an owner occupied home at 10% of appraised value. On a $400,000 house that is $40,000 assessed, so 6.0 mills works out to $240 a year, about $20 a month, before any homestead exemption. Not enough to change your mind. Enough to know before you write an offer.
We are not publishing a total annual bill, because the full stack of levies on the Shelby side does not reconcile cleanly from the state book alone. We pull the real figure from the Jefferson County assessment lookup or the Shelby County property search for any address in about four minutes.
How to search Hoover AL homes for sale at this budget
Move quickly on anything priced well. Redfin recorded a median 43 days on market in August 2026, but Zillow put median days to pending at 16 for the same period. That gap is the story. Well priced homes go under contract in about two weeks. The 43 day median is dragged up by listings mispriced at launch.
Expect company. With 32.7% of Hoover sales closing above list price in August 2026, your first offer is unlikely to be the only one.
Widen the map before you widen the budget. If 2,170 square feet is not enough house, the answer is usually a different part of the metro rather than another $50,000. Helena sits at a different price point and Vestavia Hills sits higher. Browse Hoover AL homes for sale by price, area and square footage, or find out what your current home is worth if you need to sell first.
