How we compared the best suburbs of Birmingham, Alabama
Four things we can source and date: median sale price, days on market, population, and population change since the 2020 census.
What we left out matters just as much. We do not rank school systems, and no licensed agent should. We do not describe who a neighborhood suits. Those are opinions wearing a table, and in our business a fair housing problem. Place facts, not buyer profiles.

Two honest notes. Redfin shows Mountain Brook up 38.0% year over year as of August 2026, and we are not publishing that as a trend. The median rests on 87 closings in a market with few comparable homes, so a few high end sales move it hard. Zillow's home value index, which smooths across the whole housing stock rather than only what sold, was up 5.7% as of January 31 2026. And we could not verify a current Chelsea price, so that cell is blank.
What the price data tells you
Three bands, cleaner than expected.
Above $550,000. Mountain Brook, Homewood and Vestavia Hills. Closest in, oldest housing stock, smallest footprints, fastest markets. Mountain Brook at 22 days and Homewood at 33 days as of August 2026 do not leave a week to think it over. The Vestavia Hills community guide has the detail.
Around $400,000 to $500,000. Hoover and Trussville. Hoover is the metro's volume market at 396 homes sold in the three months ending August 2026, with the widest price spread here, from condos in the $200,000s through Greystone well above the median. Trussville sits lower but takes 59 days to sell, the slowest here, which usually means negotiating room.
Under $400,000. Pelham, Helena and Alabaster. Where your money goes furthest, and where most of the metro's new construction sits. Alabaster at $319,840 is the lowest median here.

Growth is not evenly distributed
Chelsea grew 18.3% between the 2020 census and the July 2025 estimate, 14,982 to 17,716. Helena grew 11.8%, Homewood 6.4%, Pelham 5.5%. Mountain Brook is estimated down 3.6% and Vestavia Hills down 2.0%, not because people are leaving but because those cities are built out, with no land left to add households on.
That split is the whole story of the south metro: the close in cities compete over existing homes, the outer ring adds new rooftops. Our Helena community guide covers that second side.
The county line question
Three of these nine cities sit in more than one county. Hoover and Vestavia Hills each straddle the Jefferson and Shelby line, and Trussville straddles Jefferson and St. Clair. Your county sets part of your millage, so two homes on one street can produce different tax bills.
For Hoover we have run this down. Per the Alabama Department of Revenue millage rate book of October 2025, the state and city levies are identical on both sides, and the school stack is 22.1 mills on the Jefferson side against 22.0 on the Shelby side. A tenth of a mill. The whole difference is the county levy, 13.5 mills in Jefferson against 7.5 in Shelby. Alabama assesses owner occupied homes at 10% of appraised value, so on a $400,000 house that 6.0 mill gap is roughly $240 a year, about $20 a month, before the homestead exemption.
We will not publish a total annual bill for either side, because one line in that rate book is still ambiguous and a total could be off by about two mills. We pull the parcel level figure from the county for any address before you offer.
Which cities run their own school systems
We will not rank districts. We will give you the structure, because it decides which address you can buy.
Hoover, Vestavia Hills, Homewood, Mountain Brook and Trussville each run a city school system independent of the county. In Shelby County, Alabaster and Pelham run their own, while Helena and Chelsea are served by Shelby County Schools. Chelsea voted against the property tax increase that would have funded a separate system.
Hoover's is the only system here feeding two separate high schools, Hoover High and Spain Park, so your address decides which one you are zoned to. Everywhere else funnels to one. Zones change, so verify your address with the district directly, starting at Hoover City Schools if that is your city. We will send the link and we will not guess.
