Moving to Birmingham, Alabama is not one decision. It is about a dozen, because the metro is not one city with suburbs bolted on. It is a cluster of separate municipalities, most running their own school system and sitting in their own tax district, and the differences between them are larger than the drives between them. What moving to Birmingham, Alabama looks like in 2026
The Birmingham, AL metro area held roughly 1.19 million people in 2024, 47th among U.S. metro areas, per the U.S. Census Bureau Population Estimates Program. The federal definition covers seven counties, but relocation searches land in a band about fifteen miles wide, split between Jefferson and Shelby counties. Birmingham itself had 195,893 residents as of July 1, 2025, and Hoover, the largest suburb, 93,550, per Census QuickFacts.
Two things follow, and both surprise people:
- Your mailing address does not tell you your school system. Some cities run their own. Others are county served.
- Your city does not tell you your county. Hoover, Vestavia Hills and Trussville each straddle a county line, so two homes on one street can be assessed by different county offices.
What homes actually cost, city by city
There is no single Birmingham price, there is a ladder, and where you land on it is mostly a function of which municipality you pick. Redfin reports a rolling three-month median, so each row shows its month.

Read those one-year changes carefully. Homewood and Mountain Brook are small markets, so a few high-end sales move the median hard. Hoover, with 396 homes sold in the three months ending August 2026 and a 99.5% sale-to-list ratio, is a big enough sample that the direction is real. Birmingham city proper shows the trap: Zillow's home value index there was $137,168 on July 31, 2026, down 2.3% year over year, while Redfin's median sale price was up 16.5%. One tracks the typical home standing, the other the typical home sold.

The county line is the first thing to learn
Alabama assesses owner-occupied homes at 10% of appraised value, then applies that district's millage, and your county is part of the stack. Per the Alabama Department of Revenue millage rate book dated October 2025, the county levies are 13.5 mills in Jefferson and 7.5 in Shelby. In Hoover the state and city rates are identical on both sides, so that 6.0 mill gap is the whole difference between one side of a street and the other.

One caution. Do not compare one city's municipal millage against another's. The column is not built the same way twice: Hoover's folds in a school levy and Trussville's does not. Across a county line the comparison is sound. Between two cities it needs the full stack for both. We pull that for any address before you write an offer, so you can run the numbers on a mortgage payment that are actually yours.
School systems are municipal, not county wide
Jefferson County has eleven separate city school systems alongside the county system. Shelby County has only two of its own, Alabaster and Pelham, plus the portions of Hoover and Vestavia Hills that cross the line. Everything else in Shelby, including Helena, Chelsea and Calera, is served by Shelby County Schools.
We will not rank districts, and no licensed agent should. The structural rule is what affects your search: your mailing address does not reliably tell you your system, and attendance zones change. Verify the parcel before you write an offer. The Alabama State Department of Education school listing is the authoritative starting point.
How the commutes actually work
Four interstates shape the metro. I-65 runs north and south through the middle, I-20 and I-59 run east and west and share pavement downtown, and I-459 is the southern bypass carrying most suburb-to-suburb traffic. US-280 runs southeast toward Mountain Brook, Greystone and Chelsea, the corridor people mention most.
The published averages are short by national standards: 20.8 minutes mean travel time to work for Birmingham city residents and 25.2 minutes for Hoover residents, per Census QuickFacts covering 2020 to 2024. Averages hide the corridor problem, so bring us your work address before your price range. Taxes: low on the house, higher at the register
Per the Tax Foundation's 2026 state tax data, Alabama has a 0.37% effective property tax rate on owner-occupied housing value, among the lowest in the country. The trade-off is a 4.00% state sales tax with an average combined state and local rate of 9.46%, which the Tax Foundation places among the five highest nationally. Income tax is graduated from 2.00% to 5.00%. Arriving from a high property tax state, most people find the annual housing carry drops noticeably and daily purchases cost a little more.
Jobs and the airport
The University of Alabama at Birmingham is the state's largest employer, directly employing or supporting 46,804 jobs in fiscal 2022, per UAB's economic impact figures. Two Fortune 500 companies were headquartered here on the 2025 list, Regions Financial and Vulcan Materials. Birmingham-Shuttlesworth International Airport, five miles from downtown, lists 22 nonstop destinations across five airlines, per the Birmingham Airport Authority.
A sensible order of operations
- Work address first, then commute tolerance.
- Pick two or three cities, not one. One city can price you out of the house you want.
- Verify the parcel, not the city. County, millage, school zone and flood status.
- Run the real monthly payment at the correct millage, plus insurance.
- Sequence your current home. If you are selling before you buy, start with a valuation.
- Visit on a weekday, at the hour you would drive it.
