If you are moving to the Birmingham area, two names show up on almost every short list: Hoover and Vestavia Hills. They sit next to each other along US-31, both have their own city school systems, and from a distance they look like variations on the same idea.

They are not. The 2026 numbers show two markets moving in opposite directions, and the practical differences between them, including size, price, layout and even which county your tax bill comes from, are big enough to decide the question for you once you see them side by side.

The short answer

Vestavia Hills is the smaller, closer-in, higher-priced option. Roughly 20 square miles, about 39,100 residents, a compact nine-school district, and a median sale price near $575,000 that has been flat to slightly down over the past year.

Hoover is the larger, more varied, still-appreciating option. Roughly 50 square miles across two counties, about 92,600 residents, a sixteen-school district, and a median sale price near $500,000 that is up more than 6% year over year.

If your budget tops out in the mid-$400s, Hoover simply has more homes at your number. If you want to be closer to downtown Birmingham and are comfortable at a higher price point, Vestavia Hills is the tighter choice.

What the price data actually says

Two different measures, both current as of mid-2026:

The gap is about $75,000 at the median. That is the number most people are looking for, and it is real. But the second row matters more than the first.

The two markets are moving in opposite directions

This is the part that surprises people. Hoover's median sale price is up 6.3% over the past year. Vestavia Hills is down 1.8%.

That does not make one a good buy and the other a bad one. It reflects what is selling. Hoover has a genuinely wide range of housing, from condos and townhomes in the $200,000s, to established neighborhoods in the $300,000s and $400,000s, to new construction well above that. When more of the volume comes from the middle and upper tiers, the median rises.

Vestavia Hills has a narrower band of housing stock and less new construction to add to it, so its median moves less and reacts more to which specific homes happened to close that quarter. A 1.8% dip in a market that size is noise, not a trend.

What it means in practice: in Hoover you are more likely to be competing with other buyers on a well-priced home. Homes there are averaging 43 days on market and closing at 99.6% of list, a market that is balanced rather than frantic, but not one where lowball offers land either. Size and shape

Hoover covers about 50 square miles and holds roughly 92,600 people. Vestavia Hills covers about 20 square miles and holds roughly 39,100. Both figures come from the U.S. Census Bureau.

That 2.5-to-1 difference in land area is the single most underrated factor in this comparison. Hoover is big enough that "living in Hoover" means very different things depending on where. Riverchase, Bluff Park, Trace Crossings, Ross Bridge and Greystone all carry the same city name and have very different commutes, price points and street layouts. Vestavia Hills is compact. Most of the city is within a few minutes of US-31 or Rocky Ridge Road, and it sits between Birmingham and Hoover, so trips toward downtown, UAB or the airport are shorter from most Vestavia addresses than from most Hoover ones. The practical takeaway: in Vestavia, picking the city mostly settles your commute. In Hoover, picking the city settles almost nothing, because the neighborhood does. Come to us with your commute before you come to us with a price range.

Two separate school systems

Both cities run their own school system, independent of Jefferson County Schools.

Hoover City Schools operates sixteen schools: ten elementary, three middle, two high schools (Hoover High School and Spain Park High School) and one alternative school, serving roughly 13,900 students.

Vestavia Hills City Schools operates nine schools: five elementary, two middle, and a high school split across a freshman campus and the main campus, serving roughly 7,000 students.

We will not rank them for you, and no agent should. What we can tell you is the structural difference. Hoover's system is roughly twice the size and feeds into two separate high schools, so which one your address is zoned to is a real question with a real answer. Vestavia's system funnels everyone toward one high school.

The county line nobody mentions

Here is the detail that catches people, and it is the reason we wrote this post.

Both cities straddle the Jefferson and Shelby county line. Hoover has substantial territory in both. Vestavia Hills does too.

Your county determines who assesses your property, what your millage rate is, and therefore what your annual tax bill looks like. Two homes on the same city street can fall on different sides of that line. Alabama assesses owner-occupied residential property at 10% of appraised value, then applies the total millage for that specific tax district, so the same purchase price can produce a noticeably different bill depending on the address.

We are not going to publish a millage number here, because it changes and because it is address-specific. What we will do is pull the actual figure for any home you are considering, before you make an offer, straight from the county's own millage lookup. It takes us about four minutes and it has changed people's short lists more than once.

Everyday life in each

Hoover carries most of the metro's south-side retail and recreation: the Riverchase Galleria, Patton Creek, the Village at Lee Branch, Aldridge Gardens, the Moss Rock Preserve, and the Hoover Metropolitan Complex, which hosts the SEC baseball tournament. It is served by I-65 and I-459, with a major interchange near the middle of the city, plus US-31, US-280 and AL-150. Roughly eleven miles from downtown Birmingham.

Vestavia Hills is built around city parks rather than regional retail. Wald Park is the anchor, with a pool, civic center, walking track, dog park, baseball fields, and tennis and pickleball courts. Liberty Park Sports Complex and the Sicard Hollow Athletic Complex handle the field sports, and Byrd Park and McCallum Park cover the neighborhood-scale green space. Day-to-day shopping runs along US-31 through Vestavia Hills City Center, with the Galleria a short drive south.

When each one makes more sense

Hoover is the stronger fit when:

  • Your budget is under about $450,000 and you want choices rather than compromises
  • You want new construction, because Hoover has meaningfully more of it
  • You work along US-280 or south of the city, where I-459 does the work
  • You want a larger high school with the programs that come with scale
  • You are buying with resale in mind and want the market with the stronger recent appreciation

Vestavia Hills is the stronger fit when:

  • You commute toward downtown Birmingham, UAB or the airport
  • You want a smaller city footprint where most errands stay within a few minutes
  • You are buying above $550,000 and want established neighborhoods rather than new builds
  • You would rather have one high school than a zoning question
